Thor Equities targets markets that are densely populated and commercial corridors/shopping centers where retailers are registering high sales volume.

Primarily interested in "value-added" opportunities, Thor Equities’ desired property types include:

  • Retail
    • Strip centers and enclosed malls 100,000 sq. ft. or greater
    • Downtown and neighborhood store fronts in major metropolitan areas
  • Retail/Office
    • 30,000 sq. ft. or more in urban locations
  • Retail/Hotel
    • 150 rooms or more
  • Minimum Size
    • $15 million

Initial yield requirements vary with potential for appreciation during the anticipated holding period.

  • Terms of existing debt including assumability and any prepayment penalty information
  • Lease abstracts, if available
  • ARGUS financial models (if available)
  • Property history (age, date of last renovation, etc.)
  • Disclosure of any environmental issues

Early registration will protect the broker if sent with a written package consisting of the required information above. Thor Equities’ policy is to recognize and deal with the first broker to identify a potential acquisition, furnish substantive material that will allow us to evaluate the property, and register us with the Seller as potential buyers.
